Seller desires to sell the Property in its “AS IS” condition pursuant to an Agreement to be entered into on or before December 12, 2019 and closed within ten (10) days of the making of such Agreement.  To accomplish that purpose, Seller is advertising to solicit offers for the purchase of the Property, with the intention of accepting the highest price, Qualified Offer which is timely submitted to Seller.  In order to be a A Qualified Offer@, the offer must:

(a)        Be for a purchase price of not less than $303,995.00; and $5,000.00 for Closing Costs.

(b)        Be submitted to Seller at or before 5:00 p.m. EST on December 12, 2019, by submitting the same to Seller’s real estate agent, Pro-Classic Real Estate, Inc. (“Agent”), by:  (1) by email sent to EliasLadon@gmail.com; or (2) receipted delivery to Agent, c/o Enterprise Development Resources, Inc., 3659 Green Road, Suite 100, Beechwood, Ohio 44122; and

(c)        Be in the form of the Agreement reproduced below, signed and dated by the offeror, as Buyer, with the name of the offeror written in the first paragraph of the Agreement, the offer price written in paragraph no. 2 of the Agreement, the title of the person signing on behalf of the Buyer written on the signature line therefore, and no other changes having been made to the Agreement; and

(d)        Be accompanied by (1) a copy of the Articles of Organization for any entity making an offer, (2) a copy of the driver’s license or State ID of the person signing as or on behalf of the offeror, (3) proof of funding to complete the purchase, in the form of a letter from the offeror’s bank, (4) a completed and signed State of Ohio Agency Disclosure Form, using the form reproduced below, and (5) a completed and signed Buyer Profile, also using the form reproduced below.

At the close of business every day before December 12, 2019, Seller will announce on Agent’s website, at proclassicrealestateinc.com, the amount of the highest Qualified Offer timely submitted to Seller for the purchase of the Property to the date of such announcement.  On December 12, 2019, Seller intends to accept the highest Qualified Offer submitted to it at or prior to 5:00 p.m. EST on such date, by signing and returning to the offeror a copy of the Agreement submitted by such offeror, after which Seller will publish the amount and acceptance of such offer on the Agent=s website.  The publication or such acceptance of such offer will serve as a rejection of all other offers submitted to Seller for the purchase of the Property.

SELLER AND AGENT DO NOT MAKE AND WILL NOT BE LIABLE OR RESPONSIBLE FOR ANY REPRESENTATIONS REGARDING THE PROPERTY OR THE CONDITION THEREOF, IT BEING THE RESPONSIBILITY OF EACH OFFEROR TO SATISFY ITSELF AS TO ALL FACTS RELATIVE TO THE PROPERTY AND TO PERFORM SUCH DUE DILIGENCE AS HE, SHE OR IT DEEMS APPROPRIATE FOR THAT PURPOSE.  Prospective Offerors who wish to inspect the Property may arrange such inspection by contacting the Seller’s Agent at the address set forth below.  Seller reserves the right to change or withdraw this Plan at any time and without notice.
